Electrical Inspections & Testing (EICR)

Electrical Installation Condition Reports for homeowners, landlords, buyers and businesses.

An Electrical Installation Condition Report (EICR) is a thorough inspection and test of the fixed wiring in a property. It identifies any damage, deterioration, defects or dangerous conditions, and confirms whether the installation is safe for continued use.

Landlords in England are legally required to have the electrical installation in their rented properties inspected and tested at least every five years, and to provide a copy of the report to tenants. Homeowners are advised to have an EICR every ten years, when buying a property, or before major renovation work.

Our reports are clear and easy to understand. Any observations are coded by severity, and we'll explain exactly what - if anything - needs attention, along with a fixed price for any remedial work.

Frequently asked questions

How long does an EICR take?

Most domestic inspections take between two and four hours, depending on the size of the property and the number of circuits. The power will need to be switched off for some of that time.

What happens if my property fails?

If any C1 (danger present), C2 (potentially dangerous) or FI (further investigation) items are found, the report will be marked unsatisfactory. We'll provide a quote to put things right, and once the work is completed you'll receive confirmation that the installation is now satisfactory.

How often do landlords need an EICR?

At least every five years, or sooner if the previous report recommends it. A new report is also good practice between tenancies.
